Water collecting by the patio, driveway, or house? We investigate the drain, its route, and where the water is meant to go.

A CLOSER LOOK
Roots don’t stop at the garden bed.
This North Ranch portfolio image shows root growth exposed beside a rain-drain line. Clearing, repair, or replacement depends on what the investigation reveals.
- Patio and driveway drainage
- Clogged rain-drain lines
- Drain repairs and new layouts
BEFORE A LARGER PROJECT
Know the scope before you decide.
We’ll discuss access, the repair approach, expected disruption, restoration responsibilities, timing, and the proposed price. The assessment determines what is suitable for your property.
WHAT HAPPENS NEXT
A clear path forward.
Trace the water
Identify collection points, accessible piping, and the discharge route.
Find the limitation
Distinguish an obstruction from a damaged line or layout problem.
Plan the remedy
Discuss clearing, repair, or a designed improvement with a defined scope.
More about yard drain systems: options, symptoms, and considerations
Outdoor drainage is a system: the surface collection point, underground piping, available slope, and the discharge destination all matter. Leaves, silt, roots, a crushed line, or an unsuitable layout can each interrupt that system.
We can investigate existing yard drains and discuss clearing, accessible repairs, or a new drainage layout where appropriate. Catch basins, channel drains, and solid conveyance piping serve different roles. A drainage design should follow the property conditions rather than a one-size-fits-all product list.
A line that runs freely in dry weather may still be undersized for a storm. Cleaning and performance are separate questions. Where excavation or a new discharge route is involved, the scope should address utilities, access, restoration, and applicable approvals.
When to take a closer look
- Water collecting on a patio or walkway
- A yard inlet that fills and overflows
- Runoff approaching a garage or foundation
- An outdoor drain with no visible flow
No drainage layout can be promised to prevent every flood. Rainfall, grading, capacity, and a lawful discharge route must be considered; storm drains and sanitary sewers are not interchangeable.
BEFORE YOU DECIDE
Questions about
yard drain systems?
Can you clear an existing yard drain?
We assess its access, material, routing, and condition first. Clearing may help when debris is the issue; a damaged or poorly configured line may need a different solution.
Is a French drain the answer to all standing water?
No. Surface runoff, saturated soil, and a blocked underground drain are different problems. The appropriate collection and drainage method depends on what is happening at the property.
What should I tell you before the visit?
Tell us where water collects, whether it happens during rain or irrigation, where the drain appears to exit, and whether anyone has previously repaired or cleared it.
